FAQ

Permit intelligence,
bidding, and fit.

Straight answers about coverage, public work signals, estimating, pricing, and what onBuilds does — and does not — replace.

What kind of subcontractor is onBuilds for?+

onBuilds is built for owners, estimators, and business-development staff at residential specialty contractors pursuing homebuilders and general contractors. That includes concrete, framing, roofing, electrical, plumbing, HVAC, drywall, grading, masonry, finishes, landscaping, pools, and other trades. A permit does not always identify the exact trade needed, so your team decides what is relevant.

Where does Permit coverage currently work?+

Supported public permit sources today are Phoenix (submitted and issued), Scottsdale, Gilbert, Buckeye, Queen Creek, Peoria, and Maricopa County (county-issued permits only). Mesa and Tempe are issued permits only. Coverage means those named sources, not every permit in a city or county, and record types and refresh timing vary. Pima, Pinal, Yavapai, Coconino, and Mohave are not covered.

How fresh is the data?+

Freshness depends on each public source and its publishing schedule. onBuilds adds and monitors sources jurisdiction by jurisdiction rather than making a universal real-time claim. The product should be treated as a research workflow, not a guarantee that every new record is immediately available.

Does onBuilds sell or guarantee leads?+

onBuilds helps generate construction leads from public permit and lot activity. Leads are not exclusive, and we cannot guarantee that a project is available, awarded, or appropriate for your trade. It organizes public permit and property activity into researchable work signals, then gives your team the CRM and bidding workflow to decide what to pursue.

How do I identify the builder or decision-maker?+

Follow the Permit to its applicant, contractor, owner, or related company. Use contact lookup where available, add known information manually, and choose the person or company you want to pursue. Lookup availability and results vary, and a result is not guaranteed to be the person who controls subcontractor selection.

What happens when I save a Permit?+

onBuilds creates a linked Lead and Opportunity so the company, contact, address, Permit, outreach, tasks, and notes stay together. The Permit is a source record; it is not automatically treated as an open Bid invitation.

Can I use my existing estimating spreadsheet?+

Yes. Start with a simple amount, build a detailed estimate in onBuilds, or preview and import the XLSX or CSV workbook your estimator already trusts. The source file stays attached to the Bid.

Does onBuilds create and send proposals?+

onBuilds can produce a consistent proposal PDF from the Bid and preserve revisions and proposal history. Gmail delivery and follow-up history are available when that connection is enabled for the user.

What happens when I win a Bid?+

Core includes the full pursuit through Opportunity Won. With the optional $150/org/month Jobs + Warranty add-on, a won Opportunity can become a Job with its customer, Bid, tasks, files, photos, activity, and optional plan. onBuilds does not currently aim to replace full accounting, payroll, crew dispatch, or enterprise construction management.

Does onBuilds replace construction-management or accounting software?+

No. The launch product focuses on finding work, builder relationships, estimating, Bid tracking, and tracking Opportunities through the win; job execution and warranty are optional paid expansions. It is not positioned as accounting, payroll, crew dispatch, or a full field ERP.

How will new-work alerts work?+

Market alerts are planned to let teams choose territories and criteria, then review matching activity without rebuilding the search. They are not advertised as a live capability on this site until they pass production testing.

What does contact lookup cost?+

Anymail company-contact lookup and Tracerfy owner lookup are usage-based at provider cost + 20%, rounded to cents. The application shows the price before use and organizations may set caps. Current price and billing behavior in the application are the authority; this marketing site does not hardcode a separate usage price.

Can my whole team see the same Opportunities?+

Builders, contacts, Opportunities, Bids, Jobs, tasks, and activity are shared inside the organization for coworkers who have access to those pages. Assignment identifies who owns the next action; it is not a general ownership wall. Explicit page permissions still apply.

What integrations are live?+

Integration availability is shown inside the application. Personal Gmail and AI tools may be enabled for an organization or user. We do not advertise a storage or communications provider here until its production connection has been verified.

What does Core cost?+

Core is $249 per organization per month with 3 users included, then $25 per month for each additional user. Jobs + Warranty adds $150 per organization per month. Usage-based services such as lookup, mail, messaging, or AI are shown before use when enabled and may be capped by your organization.

Is Homebuilder access available?+

Homebuilder Core is $249/org/month with 3 users, for land and acquisition intelligence, including recent lot purchases, ownership changes, vacant parcels, and lot splits where supported. Homebuilder construction management is not the primary homepage offer.
